HDB Marks Completion of One Million Flats at Treelodge@Punggol

Deputy Prime Minister and Minister for Defence Mr Teo Chee Hean officiated at the completion ceremony of HDB’s first eco-precinct – Treelodge@Punggol. Treelodge@Punggol is also home to HDB’s one millionth flat. This is a significant milestone for HDB since its formation on 1 Feb 1960.

DPM Teo, who is also the Adviser for Pasir Ris-Punggol GRC, congratulated HDB, “In just 50 years, the HDB has built one million flats to house a nation. This is no mean feat, and few other countries can lay claim to such an outstanding achievement in so short a time.”

Prive EC project in Punggol attracts strong turnout at launch

SINGAPORE : Singapore's latest executive condominium (EC) saw a strong turnout of potential home buyers on the first day of its launch.

Market watchers predict the Prive will be popular because of the renewed interest in this type of housing.

Executive condos are a hybrid of private and public housing which made a comeback this year after a five-year hiatus.

Located near Punggol MRT station, Prive is priced at $660 to $690 per square foot(psf).

Jointly developed by NTUC Choice Homes and CEL Development, it offers 680 two to four-bedroom units.

Available to those with a maximum household income of $10,000, executive condos offer more choices for home buyers who are often known as the "sandwiched class".

These people are not eligible for new flats due to an income limit of $8,000, but find private housing too expensive.

As earlier announced by the Minister for National Development Mr Mah Bow Tan, HDB is launching the tender for a mixed commercial and residential sale site in Punggol Town Centre on 30 November 2010 (Tuesday). This site can potentially yield 50,400 square metres of gross commercial space and 685 dwelling units. It is released for tender under the Confirmed List of the 2nd Half 2010 Government Land Sales (GLS) Programme.

New Sengkang wetland part of ongoing effort to beautify water bodies

WHENEVER Punggol Central resident Tini Norahmad, 28, wants to let her two boys, aged three and one, enjoy the calming effect of water, she heads to the Woodlands waterfront area near the Causeway. But that means putting up with an hour-long bus journey.

Now she has a better option, which is a 15-minute ride by Light Rapid Transit (LRT) to the Anchorvale Community Club.

This comes with the opening of the Sengkang Floating Wetland on Sunday, a floating structure built in a stretch of the Punggol Reservoir near the CC.

The wetland, which is connected by bridges to two banks of the reservoir, also provides a sanctuary for birds and fish.

Ms Tini, an administrative executive, said: 'It's a good idea to have a place nearby where we can enjoy walking next to the water, without having to travel too far.'

Two-car solution for LRTs

THE Light Rail Transit (LRT) cars in Sengkang and Punggol are jam-packed during the morning and evening peak hours, and transport planners are looking to do something about it.

The Straits Times saw that each car had people standing right up against the doors when it visited the Sengkang and Compassvale stations at the end of last month. Some commuters, unable to board, had no choice but to wait for the next one.

Each of these single-car, driverless pods can carry 105 commuters.

The Land Transport Authority (LTA), anticipating a future spike in ridership, told The Straits Times that it is looking into using two train cars on each run that the LRT takes on raised tracks through Sengkang and Punggol.

New hospital will most likely be in Punggol, Sengkang area

SINGAPORE - A new hospital would most likely be built in the north-east, according to Health Minister Khaw Boon Wan.

Punggol 21 is among the sites that have been suggested, he said yesterday.

The new general hospital would likely be built in the second half of the decade to serve the expanding population living in the north-east. While it is not yet a firm commitment, he said it is inevitable, given the expanding population.

Mr Khaw hinted it would be located near an MRT station as access to public transportation was essential for patients.

He said: "Punggol 21 is expanding ... In the north-east, it is really the Sengkang and Punggol area because the population in the future will be quite significant."

Lower bids suggest cooling measures starting to have impact, say observers

A PUNGGOL executive condominium site tender closed on Thursday with four developers putting in bids below industry expectations.

The highest bid for the Punggol Drive plot was $136.2 million, coming from Qingdao Construction (Singapore) and working out to be $237 per sq ft (psf) - below the anticipated $250 to $290 psf predicted by analysts.

The bid was only 2.2 per cent higher than the second-highest offer of $133.2 million from Hoi Hup Realty, Sunway Developments and SC Wong Holdings.

SLP International research and consultancy executive director Nicholas Mak noted that Qingdao's bidding price was 23 per cent lower than the amount paid by ChoiceHomes Investments and CEL Development for another exec condo site in Punggol Field earlier in June.

Qingdao Construction submits highest bid of S$136m for Punggol site

SINGAPORE : The Housing and Development Board (HDB) has closed the tender for a residential site at Punggol Drive/Punggol East after receiving four bids.

The highest bid of S$136 million for the site came from Qingdao Construction. That translates to about S$237 per square foot per plot ratio.

The next highest of S$133 million came from joint bidders Hoi Hup Realty, Sunway Developments and SC Wong Holdings.

Li Hiaw Ho, executive director of CBRE Research, said the quantum of the bids is quite modest, which is expected for a location that is lacking in amenities and further away from Punggol Central.

Mr Li added that units in this new executive condominium project will possibly sell around S$600 per square foot.

The land parcel has a site area of 15,700 square metres and a maximum allowable gross floor area of 53,380 square metres.

Fibre optic cables for Singapore's new, ultra high-speed broadband network, which will be completed by 2012, will be installed into homes and offices from September 2009.

The company contracted to do the installation, OpenNet, will start sending out letters to homeowners from July 2009.

'Green' club for Punggol in 2011

AFTER getting eco-friendly flats, Punggol will also have an eco-friendly community club. The $9-million community club, which will open next year, will have a system that pumps rainwater from nearby drains into tanks on its roof. The water will be used to water plants.

The club will also use energy-saving lights and air-conditioners, and have many open-air spaces, including an outdoor gym and a rooftop garden, to promote natural ventilation.

Member of Parliament for Pasir Ris-Punggol GRC, Miss Penny Low, said that the club's management aims for it to achieve the Building and Construction Authority's highest accolade for "green" buildings, the Green Mark Platinum award.

The club, situated beside shopping mall Punggol Plaza, will be an upgrade over the community centre that it will replace - the 650 sq m Punggol 21 Community Centre, which occupies the void decks of blocks 172B and 172C, Edgedale Plains.

BILLED as the Great Singapore Mass Activity, the record-breaking event saw 1,430 Cola-Mentos geysers fired up into the sky, all at once, on Friday.

The effort by the students, teachers and alumni of Punggol Secondary School was good enough for the Singapore Book of Records - for creating the most number of simultaneous Cola-Mentos geysers here.

The educational aim: To create more awareness of science. All the participants had to do was to drop Mentos sweets into a 1.5 litre bottle of diet cola.

The result was a metre-tall fountain which lasted about three seconds.

Discovered about 10 years ago, the cola-geyser has been experimented on by various people, from television hosts to scientists.

Punggol Waterway flats 12 times oversubscribed

THE first flats along the Punggol Waterway to be put up for sale have drawn overwhelming response, with the number of applications exceeding that of flats by more than 12 times.

Since the development was launched for sale on June 30, 13,285 people have submitted applications for the 1,072 flats in Waterway Terraces.

HDB said yesterday that it had expected strong interest for these flats as they are the first waterfront flats in Punggol, and are located within walking distance of the Punggol MRT station and other amenities.

Separately, 3,116 people applied for 1,624 flats in Fernvale Foliage and Rivervale Arc in Sengkang - two other developments that had also been launched on June 30.

This number is comparable with that for previous launches of developments in Sengkang, the HDB said.

Punggol "Waterway Terraces" oversubscribed by up to 12 times

SINGAPORE : The "Waterway Terraces" at Punggol have been making waves in the property circle, with 5-room units oversubscribed by 12 times.

The Build-to-Order project, which houses 1,072 units, opened for applications on June 30.

As of Tuesday evening, the 5-room units saw 12 times the number of applicants.

The smaller units are also favoured, with 4-room units in demand at a ratio of 9 applicants to 1 unit.

With the closing deadline looming next Tuesday, analysts said applications for the bigger flats will keep streaming in.

They are expecting a hundred per cent increase for the 4- and 5-room units.

SINGAPORE : The Housing and Development Board's (HDB) latest Build-To-Order (BTO) project, Waterway Terraces in Punggol, is six times oversubscribed, just a day after applications opened.

Five-room flats are the most popular, receiving almost 1,800 applications for the 306 available flats.

Four-room and three-room units are also oversubscribed.

Four-room flats received 2,461 applications for 306 units, while 268 applications were received for the 178 available three-room units.

Waterway Terraces is Singapore's first waterfront public housing project.

Industry watchers said they expect the project to be more than 10 times oversubscribed.

HDB's other new BTO projects - Rivervale Arc and Fernvale Foilage, both in Sengkang - were less popular.

The projects are Waterway Terraces in Punggol, Fernvale Foliage and Rivervale Arc in Sengkang.

A total of 2,696 flats will be offered.

HDB says this is the largest number of BTO flats offered in a single launch so far.

They comprise 238 units of 2-room, 399 units of 3-room, 1,585 units of 4-room and 474 units of 5-room flats.

95 per cent of the public supply will be set aside for first-timers.

HDB says that with the latest launch, it would have offered a total of 8,828 new BTO flats for sale in the first six months of this year.

This is equivalent to the BTO supply for the whole of last year.

SINGAPORE: Plans for remaking Punggol are on track.

Senior Minister of State for National Development, Grace Fu, said as of June 1, HDB has completed almost 18,000 residential units in Punggol.

Another 9,400 are under construction.

Subject to demand, HDB is on track to complete 35,000 flats by the end of 2015.

This will make Punggol similar in size to Toa Payoh.

Ms Fu was speaking at the Punggol, Remaking our Heartlands Exhibition at HDB Hub.

She said as Punggol's population attains critical mass, new facilities can and will come on board.

SINGAPORE: The Housing and Development Board will launch a premium housing project in Punggol later this June under the Build-To-Order (BTO) system.

Sited along the Punggol Waterway, the project will offer waterfront living and boasts eco-friendly features.
In line with the project's emphasis on energy conservation, there will be large courtyards and openings to promote natural ventilation and airflow to flats and common areas.

Solar panels will also be introduced to offset electrical consumption at the common areas.

Punggol EC site awarded

As published in The Straits Times 17 June 2010 (Thursday) THE Housing Board has awarded the Punggol site for Executive Condominium housing to ChoiceHomes Investments and CEL Development, which jointly submitted the top bid of $223.7 million.

The winning firm is a joint venture between NTUC Choice Homes Co-operative and Chip Eng Seng, which plans to develop the 99-year leasehold site at the junction of Punggol Field and Punggol Road into a 17-storey, 600-unit project with full condo facilities. Its tender bid works out to $308 per sq ft per plot ratio (psf ppr) for the 22,497 sqm site.

Five bidders made a play for the site near Punggol MRT station, after it was triggered for sale with a minimum offer price of $147.7 million.

NTUC Choice Homes will hold a 60 per cent interest through its subsidiary Choicehomes Investments while Chip Eng Seng unit CEL Development will hold 40 per cent.

SINGAPORE: Construction firm Chip Eng Seng said Wednesday that its wholly-owned subsidiary, CEL Development will set up a special purpose vehicle (SPV) to facilitate the development of an executive condominium (EC) in Punggol.

This is in view of the fact that CEL and its partner, Choicehomes Investments, have emerged as the top bidder in a tender for the site.

Both sides put in a joint bid of $223.74 million for the 99-year leasehold site.

The site has a gross permissible plot ratio of three and a maximum allowable gross floor area of some 67 and a half thousand square metres.

The proposed development, with full condominium facilities, will comprise approximately 600 residential units.

CEL and its Choicehomes will incorporate a special purpose company to jointly develop the project.

Choicehomes will hold a 60 per cent stake in the SPV while CEL will have a 40 per cent interest in the SPV.

ONE is a lonely number, and it is the reason motorists in Punggol are being driven mad.

The new town has just one petrol station and long, snaking queues are common, especially during the weekends.

The Singapore Petroleum Centre (SPC) station at the junction of Punggol Central Road and Edgefield Plains caters to 82,000 residents.

Neighbouring new town Sengkang has three petrol stations.

Staff at the Punggol petrol station told The Sunday Times that on busy days, as many as 10 cars line the road leading up to it, despite there being no huge discounts.

Said bank manager Serena Lee: 'I avoid going there on weekends and Monday mornings. I go at night, or during non-peak hours.'

HDB Launches Sale of Site at Punggol Field / Punggol Road

The Housing & Development Board (HDB) is launching the residential site at Punggol Field / Punggol Road (Punggol E4) for sale by public tender today. Tender will close at 12 noon on 15 Jun 2010 (Tue).

HDB announced on 13 Apr 2010 that these 2 land parcels have been successfully triggered from the Reserve List for public tender. Punggol E4 is designated for Executive Condominium housing development. More information on these land parcels are also available on HDB's website.

HDB Launches 2 New BTO Projects In Punggol

HDB has launched two new BTO projects in Punggol Town – Punggol Emerald and Punggol Waves – offering a total of 1,429 flats. The supply comprises 188 units of Studio Apartments (SA), 201 units of 3-room, 609 units of 4-room and 431 units of 5-room flats. 95% of the public supply of 3-, 4- and 5-room flats will be set aside for First-Timers.
