THE Housing Board (HDB) put on sale its first batch of new Punggol flats on Thursday.

Prices this time are 10 to 16 per cent cheaper than the last launch of Punggol Regalia in December, primarily due to location and design features.

The flats are slightly smaller and is 'further from the town centre and main transportation nodes', said HDB in a statement.

The 519 four- and five-room units offered at The Nautilus @ Punggol is a standard project - essentially new flats with minimal frills and basic features.

On offer are 413 four-roomers of 90 sq m going at $228,000 to $274,000; while 106 five-roomers of 110 sq m are on sale at $305,000 to $357,000.

The Nautilus - eights blocks of 18 storeys- is located further away from the Punggol town centre, on the eastern side, and is served by two LRT stations, the Riviera and Coral Edge.

In contrast, Punggol Regalia, which is located at a prime spot next to Punggol MRT, was a premium project priced at $252,000 to $316,000 for a four-room, and $342,000 to $428,000 for a five-room.

Premium flats come with enhanced architectural designs and better internal finishes.

The Nautilus is built under HDB's build-to-order scheme, in which flats are built only if a certain demand is reached.

HDB has said it plans to launch about 3,000 BTO flats in the first half of this year, 1,400 of which will be small flat types from studio apartments to three-roomers.
